Why Hillsborough’s generous plots suit one-off new builds

Hillsborough’s larger properties sit on some of the most generous plots in County Down. As the village has grown, many of these sites have been subdivided, creating opportunities for one-off new builds in an established, sought-after setting.

Unlike the new developments appearing nearby, a bespoke home on an infill site can respond to its specific surroundings, rather than following a developer’s template. This is our second new build in the village. Each house tells a different story.

Modern house at the top of the hill

This four-bedroom family home sits at the highest point of its site, carved from the garden of a larger property. That elevated position gives the house views over open fields to the rear, while the private back garden feels sheltered and enclosed.

The exterior is a mix of white and grey render, giving the house a contemporary presence without being showy.

At around 3,000 square feet across two storeys, it’s a substantial family home but one that sits comfortably in its setting.

Built around family life

The ground floor is designed for daily life. A large open-plan kitchen, dining and family room opens through glazed doors to the back garden, putting the countryside views at the centre of the living space. A separate drawing room and playroom give the family room to spread out when they need it.

The double-height entrance hall sets the tone the moment you arrive. A striking wooden staircase connects to the first floor, where four bedrooms are arranged for privacy.

Contemporary inside and out

The interiors are unashamedly modern. Polished concrete floors run through the ground floor, giving the house a clean, contemporary feel. The finishes and material choices are confident throughout – this is a home built for people who wanted something distinctive rather than safe.
